What a tenant leaves behind

A turnover is rarely one problem. It is nail holes from hung frames, scuffed corners, a darker patch where a couch sat, doors with fingerprints at the handle and a bathroom ceiling that has seen a lot of steam. Painted over as is, every one of those shows through the new coat.

How a turnover gets worked

We start with the repair pass: nail holes and minor drywall damage filled, texture patched and blended so the repair does not telegraph, gaps caulked, and spot priming wherever stains or bare patches would bleed through. Then we cut in clean lines on walls, ceilings, trim, baseboards and doors, and roll the fields.

Because the work runs on a turnover schedule, the order matters. We repair first, prime second and finish last, so a unit is never left half done. Floors and fixtures are protected, and each room is left clean for whoever handles the next step in the unit.

Chapter 03

Deadlines are the job

An empty unit costs money every day it sits, and weather does not always cooperate on exterior work. One customer, who needed a house repainted inside a refinance timeline, put it this way: they worked hard to stay within the time constraints even with some iffy weather.
